A man is in custody after a mother-of-four was found dead inside a Warnbro home shortly after a fire broke out at the property.
Emergency services were called to the Currie Street home around 1am on Friday where they located Erica Hay deceased in a bedroom.
A 35-year-old man and a three-year-old girl escaped the fire and were taken to Rockingham Hospital for smoke inhalation.
The man, believed to be Ms Hay's partner, is now assisting homicide detectives with their investigation.
They are treating her death as a murder.
The toddler, understood to be the 30-year-old's daughter, is in a stable condition.
Charges are yet to be laid.
